Four emirates have a townhouse market worth searching. They differ on price, but they differ far more on what you are actually allowed to own, and that is the comparison nobody publishes.

Which UAE emirates have off-plan townhouses?

Four: Dubai has by far the deepest market and the widest developer choice; Sharjah is the value market and builds the smallest formats; Abu Dhabi is concentrated in a handful of island and corridor communities run by two master developers; Ras Al Khaimah is small but genuinely waterfront. Ownership is the real differentiator — what a foreign buyer receives is not the same in any two of them.

What a foreign buyer receives, by emirate

There is no UAE-wide property law for foreign buyers. These are four different arrangements, and the differences are larger than the price differences.

Dubai

The default for a reason: more projects, more developers, freehold title and the deepest resale market. You pay for all of that in price and competition.

Sharjah

The value market and the only one building two-bedroom townhouses at scale. Entry prices start below anything in Dubai, and the ownership right is different.

Two DAMAC pages give different starting prices for this masterplan, AED 2.75M and AED 2.99M. We show the lower figure and flag the discrepancy rather than picking one silently. Unit types published are a 4-bedroom townhouse up to 2,185 sq ft and 5-bedroom mid and end townhouses up to 2,829 and 3,158 sq ft.

A townhouse-only project, so its starting price genuinely describes a townhouse: 3-bedroom from AED 3.6M, 4-bedroom from AED 4.3M, 5-bedroom from AED 5.7M, on plots of 2,153 to 3,918 sq ft. One of very few Dubai projects publishing plot sizes at all. The developer's own pages give two different handover quarters.

FAQ

UAE townhouse questions

Which emirate has the most off-plan townhouses?

Dubai, by a wide margin, followed by Sharjah. Abu Dhabi and Ras Al Khaimah are meaningfully smaller. That ordering reflects both the number of active projects and the number of developers building the format at all.

Are townhouses cheaper in Sharjah than Dubai?

On developer-published starting prices, yes. Alef’s Arim zone at Hayyan publishes two and three-bedroom townhouses from AED 1.19M and Arada’s Masaar 2 from AED 1.57M, against a Dubai floor of about AED 1.6M. The gap widens at larger sizes. What you give up is freehold title.

Where can foreigners buy townhouses in the UAE?

In Dubai’s designated freehold areas, in Abu Dhabi’s nine designated investment areas, and in specific authorised projects in Sharjah and Ras Al Khaimah. There is no UAE-wide rule, and a developer advertising “freehold for all nationalities” is making a claim about one project, not stating the law of its emirate.

Which emirates have 2-bedroom townhouses?

Sharjah has the most, through Hayyan and the Masaar communities. Dubai has a handful, almost all from Reportage. Abu Dhabi has one product listing them, Nawayef Park Views on Hudayriyat Island. Ras Al Khaimah had them at Falcon Island and Granada II, both now sold out.

Is Abu Dhabi cheaper than Dubai for townhouses?

Generally no, on current evidence. The verified Abu Dhabi townhouse prices we track start around AED 2M and most sit above AED 4M, against a Dubai range starting around AED 1.6M. Abu Dhabi’s supply is concentrated in island and golf communities, which is a different product from Dubai’s volume suburbs.

Are there waterfront townhouses in Ras Al Khaimah?

Yes, and it is the emirate’s distinguishing feature. Falcon Island inside Al Hamra Village sells island townhouses with published built-up areas and plot sizes, and Granada II at Mina Al Arab was a lagoon-side townhouse phase, now sold out.

Which market has the best payment-plan choice?

Sharjah and Ras Al Khaimah publish more than Dubai does. Arada publishes a full 5/35/60 split for its Masaar communities and Al Hamra publishes a four-stage plan with 40% payable across three years after handover. Most Dubai developers publish nothing at all.

What should an overseas buyer verify first?

The ownership right being granted, in writing, for that specific project and emirate; that the project and its escrow account appear on the relevant land department’s register; and the full payment schedule rather than the booking amount. Take legal advice on the first of those — nothing on this site is legal advice.

  • We take project facts from the developer first. Where a developer does not publish a figure, we say so instead of substituting a portal number silently — and where we do use a portal figure, the source chip on the card says which portal and when.
  • A price only appears next to the words “townhouse starting price” when the source ties it to a townhouse. Mixed apartment-and-townhouse releases are labelled as such, because their headline figure is almost always the smallest apartment.
  • We do not publish yields, guaranteed returns or appreciation forecasts. Nothing on this site is investment advice.
  • Projects we could not verify are named in the open, with the reason, rather than quietly dropped or quietly included.
  • Ownership rules come from government sources, not developer marketing. Where a developer advertises freehold in an emirate whose government describes something else, both are shown and the conflict is named.
