Which off-plan townhouses are available in Dubai South?

Three developers supply townhouses in Dubai South. Dubai South Properties sells Hayat, a townhouse-only project from AED 3.6M with published plot sizes. BT Properties sells Waada from about AED 3.4M. Emaar South has five townhouse clusters, all of which report as sold out on the primary market, leaving resale only. Emaar’s mixed apartment releases there still advertise apartment prices.

A useful worked example of why headline prices mislead: this project is widely quoted from about AED 950,000, which is its smallest apartment. Its 3-bedroom townhouses were listed from around AED 4M before selling out.

Worth calling out, because plot size is the figure that decides how a townhouse actually lives and almost nobody publishes it.

Hayat is a townhouse-only project, so its starting price genuinely describes a townhouse rather than the smallest apartment in a mixed release. Its published plan is 5% on booking, 35% across construction, 30% on handover and 30% spread across 24 months afterwards, which is one of the gentler cash-flow shapes available anywhere in this dataset.

One caution: the developer’s own pages give two different handover quarters for the project, Q3 2028 in one place and Q1 2029 in another. Ask which is contractual before you plan around either.

Five clusters here are the largest single block of Emaar townhouse stock outside The Valley, and every one of them has sold out at the developer.

Emaar’s community listing page tags the same five projects as villas in its property-type field. Property Finder’s summary of one of them repeats the villa label.

We follow the dedicated project pages, which describe the physical product directly, and record the inconsistency rather than quietly picking a side. If you are comparing these against genuine villas elsewhere, this is the detail that would have misled you.

It suits buyers who want a new-build community near Al Maktoum International Airport and Expo City and can accept that much of the surrounding infrastructure is still being built. It suits buyers who want an established neighbourhood far less. The area’s long-term case rests on the airport expansion, which is committed and under construction but not finished.

How much is a townhouse in Dubai South?

Hayat publishes three-bedroom townhouses from AED 3.6M, four-bedroom from AED 4.3M and five-bedroom from AED 5.7M. Waada is reported from about AED 3.4M. The Emaar South clusters launched between AED 2.7M and AED 3.36M before selling out, so resale pricing is now what matters there.

Are Emaar South’s Greenway and Greenridge townhouses or villas?
