Where does Aldar build townhouses in Dubai?

Two communities, both in Dubailand and both joint ventures with Dubai Holding. Athlon is a 1,492-residence active-living community whose first two phases sold out in 48 hours in 2024. Haven by Aldar was its Dubai debut, with 786 villas and townhouses sold out in its first two phases and handover expected in Q3 2027. Aldar publishes very little unit-level detail on either.

Why Aldar stock is so hard to buy

Aldar does not drip-feed inventory the way Emaar does. It launches large phases that sell out in days, which changes what a published price means.

Every figure in that table is Aldar’s own claim, published in its press releases rather than independently audited, and this page treats it as such. What it tells a buyer is not that the product is better than anyone else’s, but that the buying window is short. A price you read for an Aldar Dubai townhouse is almost always a launch price from a phase that has closed.

Can I still buy an Aldar townhouse in Dubai?

Not at launch prices in the phases Aldar has announced as sold out. Athlon’s first two phases and Haven’s first two phases both sold out within days of release. Later phases and resale stock are the routes in, and neither is priced on Aldar’s own site.

How much are Athlon townhouses?

AED 2.8M was the starting price at the phase 1 launch in May 2024. Aldar has not published a current figure, and since it states those phases sold out, that number should be read as a historical launch price rather than a quote.

Is Aldar a reliable developer?

The verifiable facts: it was founded in 2004, is listed on the Abu Dhabi Securities Exchange, publishes audited accounts, and stated in March 2026 that it was on track to hand over more than 3,500 units that year.
