What townhouse options are available in DAMAC Lagoons?

Six DAMAC Lagoons clusters can be confirmed as selling townhouses from DAMAC’s own pages: Mykonos, Ibiza, Malta, Marbella, Monte Carlo and Morocco Phase 2. Most are four and five-bedroom. Venice is villa-only, and Portofino, Costa Brava, Nice and Santorini are described on DAMAC’s pages in villa language, so this site does not list them as townhouse clusters until that changes.

  • DAMAC states the wider community holds 8,883 villas and townhouses plus 4,800 apartments across roughly 49 million sq ft.
  • Price, size and payment plan are shown as available on request on almost every cluster page, so any specific figure you see elsewhere came from a broker, not DAMAC.
  • Only two clusters publish a handover quarter, and one of those dates has already passed.

A cluster is added the moment DAMAC’s own page names a townhouse in it. We would rather be short by four clusters than list a villa as a townhouse.

What DAMAC has actually committed to in writing

Two clusters publish a handover quarter. One of those dates has already passed.

Ibiza publishes Q2 2026. Mykonos publishes Q4 2025, a quarter that is now behind us, and the cluster page has not been relabelled as ready or handed over. That is not evidence of a problem on its own, but it is a specific question worth putting to the sales team in writing before you commit to a plan on any Lagoons cluster.

The remaining townhouse clusters publish no handover date. Where a date matters to your plans, the only version that counts is the one in the sale and purchase agreement for your unit.

Almost every Lagoons townhouse cluster sells four and five-bedroom units together, so this is the real configuration decision here.

Because the five-bedroom is often the end unit, comparing the two on bedroom count alone misses the point. Ask for both floor plans and both plot dimensions.

What to check on the masterplan before choosing a cluster

A themed cluster name tells you about the facade treatment. These tell you about daily life.

Where the cluster sits

Distance from the community entrance and the main amenity spine changes commute and noise far more than the theme does.

What is being built next to you

In a community this size, an early cluster can be surrounded by active construction for years. Ask what is scheduled adjacent to your row.

Which amenities are open

Ask for the split between open, under construction and announced. Renders show all three the same way.

Water feature proximity

The lagoon frontage is the whole premise of the community and it is priced accordingly. Confirm the position on the masterplan drawing.

Plot position

End, middle, single row, back to back

End and corner units

One shared wall instead of two, more natural light and usually a wider plot. Developers price the difference in, and it is the position that resells most easily.

Middle units

Shared walls on both sides and the smallest plot in the row. This is the entry price into a community, and it is what a headline “from” figure almost always refers to.

Single row

Nothing directly behind the garden — a park, water feature or boundary instead of another home’s back wall. The premium can be significant and it is worth confirming on the masterplan, not the render.

Back to back

Gardens face each other across a boundary wall. Cheaper, and perfectly liveable, but privacy at the rear is the trade-off buyers notice after moving in.

How many townhouse clusters does DAMAC Lagoons have?

Six can be confirmed from DAMAC’s own cluster pages as containing townhouses: Mykonos, Ibiza, Malta, Marbella, Monte Carlo and Morocco Phase 2. Four more clusters exist whose pages describe villas or give no unit breakdown at all, and Venice is explicitly six and seven-bedroom villas.

How much does a DAMAC Lagoons townhouse cost?

DAMAC does not publish a price on any of the townhouse cluster pages; every one shows price on request. Figures circulating on broker sites may well be accurate but they are not developer-published, so this page does not repeat them as if they were.

When does DAMAC Lagoons hand over?

Handover runs cluster by cluster rather than community-wide. Ibiza publishes Q2 2026 and Mykonos publishes Q4 2025, a date that has now passed without the cluster being relabelled as ready. The remaining townhouse clusters publish no handover date at all.

What is the difference between DAMAC Lagoons and DAMAC Islands?

Lagoons is the older and larger Mediterranean-themed masterplan, with several clusters already built or nearing handover. Islands is the newer tropical-themed community with later handovers and, unlike Lagoons, a published community-wide starting price. If you want to move in sooner, Lagoons is further along.

Are Portofino and Santorini townhouses?

DAMAC’s pages for both describe villas, while other parts of its site group all clusters together as villas and townhouses. Because the cluster page is the more specific source, this site treats their townhouse content as unconfirmed and says so rather than listing them either way.

Does DAMAC Lagoons have apartments?

Yes, but in separate phases rather than in the themed clusters. Lagoon Views and Valencia are one and two-bedroom apartment phases. They are excluded from this page because it deals only with townhouses.

  • A price only appears next to the words “townhouse starting price” when the source ties it to a townhouse. Mixed apartment-and-townhouse releases are labelled as such, because their headline figure is almost always the smallest apartment.
  • We do not publish yields, guaranteed returns or appreciation forecasts. Nothing on this site is investment advice.
  • Projects we could not verify are named in the open, with the reason, rather than quietly dropped or quietly included.
  • A Lagoons cluster is listed as a townhouse cluster only where DAMAC’s own cluster page names townhouses. Site-wide category labels that group all clusters as “villas and townhouses” are not treated as confirmation for an individual cluster.
