Essentially in one place: Al Hamra Village. Its Falcon Island precinct sells island townhouses, with the two and three-bedroom units sold out and four-bedroom stock from AED 4.5M, and Aila Homes is a 200-townhouse release announced in 2025. At Mina Al Arab, RAK Properties’ townhouse phase Granada II is sold out and its current releases are apartments and villas.

Almost every developer publishes a built-up area at best. Al Hamra publishes both built-up area and plot size per bedroom count, which is the only way to know what garden you are buying.

A post-handover component is the closest thing off-plan has to a hedge: you can inspect the finished home, and in many cases let it, before the largest instalments fall due. It is not free money. The developer prices it in, resale is usually restricted until the plan completes, and the obligation survives whatever the market does in the meantime.

Ownership

There is no blanket RAK freehold

RAK Municipality’s published real-estate law refers to a separate Emiri Decree as the instrument that grants freehold authorisation, which points to a project-by-project model rather than an emirate-wide designation of the kind Dubai operates. Al Hamra states that its Falcon Island villas and townhouses are 100% freehold, and that is a claim about one project.

The practical consequence is simple. A RAK developer telling you “RAK is freehold” is not citing a law that says so. Ask which decree authorises that specific project, and get the answer in the sale documents rather than the brochure. Nothing on this page is legal advice.

What RAK searches turn up that we do not carry

Al Marjan Island

Appears constantly in RAK townhouse searches and has no townhouse product we can verify. It is dominated by apartment towers and hotel-branded residences. One portal tags a RAK Properties project there as townhouses; the developer’s own pages call it apartments in one place and villas in another.

Mina Al Arab current releases

RAK Properties is actively selling at Mina Al Arab, but its current releases are apartments and villas. Granada II was the townhouse phase and it is sold out, with a Q1 2026 handover already stated.

Hotel-branded residences

RAK’s casino-and-resort pipeline has produced a wave of branded residences. They are apartments sold on a hospitality proposition, and comparing their prices with townhouse prices is meaningless.

  • You want genuine waterfront rather than a lagoon feature in a suburb.
  • A plot size you can check matters more to you than a low entry price.
  • The post-handover structure fits how your money actually arrives.
