Emaar South is an Emaar master community inside the wider Dubai South district, built around an 18-hole golf course. Its townhouses span generations: delivered stock at Urbana, Parkside and the Expo Golf Villas phases, and the current Green series — Greenway, Greenway 2, Greenridge, Greenville and Greenspoint — launched between AED 2.7M and AED 3.36M, of which only Greenway is not reported sold out.

Four of the five figures are launch prices for phases the developer reports sold out, so they are benchmarks against which to judge a resale asking price — not prices you can pay Emaar. Payment plans are reported rather than published on Emaar’s own project pages.

A useful worked example of why headline prices mislead: this project is widely quoted from about AED 950,000, which is its smallest apartment. Its 3-bedroom townhouses were listed from around AED 4M before selling out.

Why the cheapest Emaar South price is not a townhouse

The Golf series releases mix apartments and townhouses and advertise one starting figure. That figure belongs to the smallest apartment in the release.

Golf Acres is the clearest illustration. It has been quoted at a starting figure well under two million dirhams, while its townhouses sat around four million. Nothing about that is dishonest — the release genuinely does start there — but a buyer searching for townhouses and sorting by price is shown apartment economics under a townhouse heading.

This site marks every such figure at the point it appears rather than filtering these projects out. Excluding them would hide the pattern; including them unlabelled would repeat it.

Emaar South has been handing over townhouses for six years, which is unusual in a community still actively launching.

Urbana III

Completed in May 2020 with 372 units. The oldest of the current townhouse population and the one with a real transaction history behind it.

Expo Golf Villas

Phases handed over in late 2021 and 2022, built around the Expo 2020 site before it became Expo City. Despite the name, the phases include townhouse stock.

Parkside and Greenview

Older Emaar clusters now trading entirely on resale. If a completed home in this community is what you want, these and Urbana are where to look.

This site covers off-plan stock. Delivered phases are named here because they are the realistic alternative to a 2028 or 2029 handover in the same community, not because we track their resale prices.

Conflict

Villa or townhouse? Emaar says both

Each Green-series project page on Emaar’s own site describes three and four-bedroom townhouses — in Greenway 2’s case arranged in clusters of four. Emaar’s Emaar South community listing page tags the same five projects as “Villa” in its property-type field, and at least one portal repeats that tag rather than the project page.

We follow the project pages, because a page describing the product in sentences is better evidence than a filter field on a listing index. But we name the conflict rather than resolving it silently, and if you are searching Emaar’s own site by property type this is why these projects may not appear where you expect.

Golf Lane

664 villas. It sits in the same naming family as the Golf series and is not a townhouse project at any price point.

Golf Links and Fairway Villas

Villa-only clusters. Their prices appear in Emaar South searches and are not comparable with townhouse prices.

Carried on this page, but marked. Their advertised starting prices belong to apartments, and we show them so the pattern is visible rather than hidden.

Is Emaar South the right community?

Strong fit for

  • You want an Emaar-built community with a track record of actually delivering.
  • Proximity to Al Maktoum International is a positive for you, not a negative.
  • A published built-up area matters — almost every phase here has one.
  • You will consider resale or delivered stock, not only a new launch.

Look elsewhere if

  • You need a first-sale townhouse from the developer: only Greenway qualifies.
  • Your budget is under AED 2.7M for a townhouse here.
  • You want a city-side location — this is the far south of Dubai.
  • You need a published payment plan from the developer rather than a reported one.

Emaar South questions

Is Emaar South the same as Dubai South?

No. Dubai South is the whole master development around Al Maktoum International Airport, running to about 145 square kilometres and containing several districts. Emaar South is one Emaar-built community inside it, arranged around a golf course. Listings use the names interchangeably, which makes the townhouse supply look larger than it is.

What is the cheapest Emaar South townhouse?

Among the current Green series, Greenway 2 launched lowest at AED 2.7M for three and four-bedroom townhouses of 2,446 to 2,755 sq ft. It is reported sold out at the developer, so that figure is now a benchmark for resale rather than a price you can pay Emaar.

Is Greenway sold out?

Greenway itself is the one Green-series phase still showing as available, at AED 3.15M, and it is townhouses and semi-detached homes with no apartment component. Greenway 2, Greenridge, Greenville and Greenspoint are all reported sold out at the developer.

Which Emaar South phases are ready to move into?

Urbana III completed in May 2020 with 372 units, and the earlier Expo Golf Villas phases handed over in late 2021 and 2022. Parkside and Greenview are older stock trading on resale. These are the routes into the community if you do not want to wait for a 2028 or 2029 handover.

Are the Green series projects townhouses or villas?

Each project’s own Emaar page describes three and four-bedroom townhouses, in Greenway 2’s case arranged in clusters of four. Emaar’s community listing page tags the same five projects as villas in its property-type field, and one portal repeats that. We follow the project pages and flag the inconsistency.

What payment plans has Emaar offered here?

Reported plans differ by phase: 10% booking with 80% during construction and 10% at handover for Greenway 2, and 10/70/20 for Greenridge, Greenville and Greenspoint. Emaar does not publish these on its own project pages, so treat them as reported rather than confirmed and get your own schedule in writing.

Is Golf Lane a townhouse project?

No. Despite sitting in the same naming family, Golf Lane is 664 villas. Emaar South also contains villa-only clusters such as Golf Links and Fairway Villas, and apartment-led releases such as the Golf series, whose advertised prices belong to apartments rather than townhouses.

Emaar South or The Valley?

The Valley sells in small phases with published prices and no published sizes or dates; Emaar South publishes sizes and payment plans through its listings but has largely sold out its current townhouse generation. The Valley is on the Dubai–Al Ain corridor, Emaar South is beside the new airport. Both are Emaar, and they are bets on different parts of the city.
