Where are the off-plan townhouses in Abu Dhabi?

Almost all of it comes from two developers. Modon builds on Hudayriyat Island, where Nawayef Village and Nawayef Park Views are dedicated townhouse products, and at Reem Hills. Aldar builds at Yas Acres and sold out Al Ghadeer Gardens at launch. Bloom Living in Zayed City adds a three-bedroom townhouse. Verified prices start around AED 2M and most sit well above AED 4M.

  • Hudayriyat Island is the deepest source of townhouse product in the emirate.
  • Foreign ownership is limited to nine designated investment areas, and Hudayriyat, Al Ghadeer and Zayed City are not among the nine named by the federal portal.

Which published figures are actually townhouse prices

Most Abu Dhabi launches price a whole release at once. A “from” figure on a mixed villa-and-townhouse project tells you about the cheapest home in it, which is rarely the townhouse.

Modon

Builds the emirate’s deepest townhouse supply on Hudayriyat Island, plus Reem Hills. Publishes payment plans more readily than most UAE developers, and prices whole releases rather than unit types.

Aldar

Yas Acres offers two and three-bedroom townhouses with no published price; Al Ghadeer Gardens launched and sold out in six days. Aldar also built Haven and Athlon in Dubai.

Saadiyat and Al Raha Beach

Both are designated investment areas, and both are apartment and villa markets. We found no current off-plan townhouse product from a developer source in either.

Al Reef

A designated area with a large existing townhouse population, but it is delivered stock trading on resale rather than an off-plan opportunity, so it sits outside this site’s scope.

Portal-only listings

Several Abu Dhabi “townhouse” listings resolve to villas or apartments once you reach the developer’s own page. We do not carry a project on a portal tag alone.

  • You want an island or golf community rather than a volume suburb.
  • You can act quickly — these launches sell out in days, not months.

Can foreigners buy townhouses in Abu Dhabi?

In the designated investment areas, yes. The UAE government portal names nine: Yas Island, Saadiyat, Al Reem, Al Maryah, Al Lulu, Al Raha Beach, Saih Al Sedairah, Al Reef and Masdar City. Outside those areas the portal describes no foreign ownership right, and rights inside them are tiered rather than uniform. Verify the specific project before paying anything.

Are Hudayriyat Island townhouses available to foreign buyers?

We cannot confirm it from an official source. Hudayriyat Island does not appear in the federal portal’s list of designated investment areas, and Modon’s pages do not state an ownership type. That is not evidence that foreign buyers are excluded — it is a gap you should close in writing with the developer before committing.

What is Al Ghadeer Gardens?

An Aldar release of townhouses and villas in the Al Ghadeer community on the Abu Dhabi–Dubai border, launched on 15 May 2026 and announced sold out six days later for more than AED 1 billion. Aldar published no bedroom, size or price breakdown on any page we could reach, and said a second phase was being brought forward.

How much is a townhouse in Abu Dhabi?

The lowest verified townhouse-specific figure is AED 2M at Nawayef Park Views on Hudayriyat Island. Bloom Living publishes three-bedroom townhouses from AED 4.5M. Figures quoted for Nawayef Village, Hudayriyat Golf Estates and Reem Hills cover villas as well, so they are not townhouse prices.

Which Aldar projects in Abu Dhabi include townhouses?

What payment plans are common in Abu Dhabi?

Dubai has far more projects, far more developers and lower entry prices. Abu Dhabi has a small number of large, fast-selling island and corridor releases from two dominant developers, with a more restrictive foreign-ownership framework. They are different markets rather than cheaper and dearer versions of the same one.

  • A price only appears next to the words “townhouse starting price” when the source ties it to a townhouse. Mixed apartment-and-townhouse releases are labelled as such, because their headline figure is almost always the smallest apartment.
  • We do not publish yields, guaranteed returns or appreciation forecasts. Nothing on this site is investment advice.
  • Projects we could not verify are named in the open, with the reason, rather than quietly dropped or quietly included.
  • The designated investment area mapping comes from the UAE government portal’s own list, compared against each community as the developer describes it. Where a community is not on that list we say so and stop — we do not infer that foreign purchase is or is not permitted.
