Data sources

Every figure on this site links to the page it came from. This is the summary of which sources we use and how far each one is trusted.

Developer sources

Project and community pages published by Emaar Properties, DAMAC Properties and Reportage Properties, plus developer brochures and guide articles. These are treated as authoritative for a project’s existence, unit type, bedroom mix and any figure the developer publishes directly.

Official sources

Dubai Land Department and RERA records, and Dubai Financial Market filings for the corporate facts on developer pages.

Portals

Property Finder and Bayut, used for two things: prices and sizes that a developer renders client-side or withholds entirely, and listing-depth observations. Portal listing counts are market signals about supply. They are not search volumes and they are not official inventory totals, and this site does not present them as either.

What we do not use

Brokerage blogs and aggregator round-ups as primary sources for project facts. They are useful for finding a project; they are not evidence that its numbers are right.
