Emaar builds townhouses in two places right now, and in one of them they are hidden inside apartment projects whose advertised prices have nothing to do with the townhouse.
Two communities. The Valley on the Dubai–Al Ain Road corridor is Emaar’s townhouse programme proper, released in nine confirmed three and four-bedroom phases from about AED 1.6M. Emaar South, inside Dubai South, mixes three-bedroom townhouses into apartment-led releases, plus one townhouse-only project, Greenway, from AED 3.15M.
Communities
Two communities carry the townhouse programme. A third contains a handful inside one mixed release.

Ten of the Emaar projects on this page mix apartments and townhouses under a single advertised starting price.
Emaar’s mixed releases at Emaar South are marketed as, for example, “1 to 3-bedroom apartments and 3-bedroom townhouses”, with one starting price and one minimum built-up area for the whole project. Both belong to the smallest apartment. Golf Trails advertises from AED 1,819,888 at 1,096 sq ft; no townhouse in Dubai is 1,096 sq ft.
The clearest illustration is Golf Acres. It is widely quoted from around AED 950,000, which is a one-bedroom apartment. Its three-bedroom townhouses were listed from roughly AED 4M before selling out — more than four times the advertised figure, for the product most people searching that project actually want.
Every card below marked “whole project, not the townhouse” carries this problem. Greenway is the exception: it has no apartment component, so its AED 3.15M genuinely describes a townhouse.

Emaar publishes no payment plan on any of its project pages. The examples below are reported by third parties and differ from each other, which is the point.

Three projects, three different structures. Do not carry a plan you read about one Emaar project across to another — ask for the schedule attached to your own unit.

Emaar publishes a price and very little else, so the diligence falls to you.
On any mixed release, ask for the townhouse price list specifically, not the project’s starting figure.
Early phases live through years of construction; later phases pay a premium for a finished setting.
A published starting price can be from launch. Ask what is actually available at that figure today.
Neither is published on Emaar’s townhouse pages. Get both in writing for your unit type.
Not published either. The only date that binds is the one in the sale and purchase agreement.
Emaar releases Valley phases continuously. Ask what is planned adjacent to the phase you are buying.

Several are marketed as townhouses by brokers. Emaar’s own community pages label them otherwise, and the developer’s label is the one this site follows.

Confirmed townhouse-specific starting prices run from about AED 1.6M at Elora in The Valley to AED 3.17M at Vindera, with Greenway at Emaar South at AED 3.15M. Prices advertised on Emaar South’s mixed releases, some under AED 2M, refer to apartments in those projects.
Emaar does not publish payment plans on its project pages. Structures reported by third parties for recent releases include 10% on booking with 70% during construction and 20% on handover, and 10% with 80% over about 39 months and 10% at handover. They differ per project, so treat any single quoted plan as project-specific.
Emaar’s own Arabian Ranches 3 community page labels every current cluster, Anya included, as villas. Several brokerages market them as townhouses. Because the developer’s label is the more authoritative source, this site does not list them as townhouses.
Emaar sells smaller, more frequent, price-published phases of three and four-bedroom townhouses. DAMAC sells larger themed clusters weighted to four and five bedrooms, with prices usually withheld. If you want to compare on price today, Emaar is the transparent one; if you want a bigger house, DAMAC has more of them.
