Two names account for almost all of it: Reportage’s multi-phase Verdana development, whose current off-plan phase is Verdana X from AED 1.7M, and DAMAC Riverside, a roughly 10 million sq ft community inside DIP with four and five-bedroom townhouses from about AED 1.99M on portal figures. Earlier Verdana phases are delivered or sold out and now trade as resale.

Industrial and commercial zones sit alongside the residential pockets. That is the trade behind the entry price, and it is visible from the road.

It is already built

DIP has existed for decades, with its own metro station and established infrastructure. You are not paying the premium attached to a new masterplan's promised amenities.

Density is higher

Verdana phases run to hundreds of units at a time. Plot sizes and spacing reflect that.

It is far from central Dubai

The district sits towards Jebel Ali. Metro access helps; the distance is still the distance.

A 70% balance at handover is not a flaw, but it is a mortgage decision made by a bank in 2028 on your circumstances then. That is the single biggest risk in the cheaper of these two purchases.

Dubai Investments Park sits between Sheikh Mohammed Bin Zayed Road and the Jebel Ali area, with its own station on the Red Line. It is adjacent to Dubai Production City and Jumeirah Golf Estates and reasonably close to Al Maktoum International Airport, which is the piece of infrastructure most likely to change the district’s standing over the next decade.

The commute that matters is yours. Drive it at the time you would actually make it, on a weekday, before you decide the price is worth the distance.
