Alef Group sells Hayyan in named zones on Emirates Road, and four are currently visible: Arim, with two and three-bedroom townhouses from AED 1.19M; Alma, two and three-bedroom from AED 1.69M; Samr, three and four-bedroom; and Deem, two and three-bedroom, which Alef describes as the community’s final phase. Handover is stated as approximately Q4 2026.

These are not necessarily contradictory. The government description leaves room for a project to be designated otherwise by the Executive Council, and if such a designation exists for Hayyan then Alef’s description could be accurate. We have not found that designation published, and we are not going to assume it either way.

What we will say is what a buyer should do about it. Ask Alef, in writing, what right your specific unit conveys and under what instrument; ask that the answer appear in the sale agreement rather than in a brochure; and have a Sharjah-qualified lawyer read it. A hundred-year usufruct is a substantial right and plenty of people buy on one happily. Buying on one while believing you have freehold is the problem. Nothing on this page is legal advice.

What a “final phase” label actually changes

Alef explicitly describes Deem as the final phase of the Hayyan community. Developers use scarcity language freely, but this particular claim is worth taking at face value because it is about the masterplan rather than about a unit count, and it is easy for Alef to be held to.

The practical effect is on resale rather than on price today. A community that has stopped producing new stock no longer competes with itself: a buyer in 2029 who wants Hayyan has to buy from an existing owner rather than from the developer. That is the mechanism people are describing when they talk about a completed community “settling”. It is not a forecast, and this site does not make price forecasts.

The counterweight is that Deem has no published price, so you cannot currently judge whether the final phase is being priced as one.

No built-up area or plot dimension for any zone. Without them, the AED 1.19M figure cannot be compared on a per-square-foot basis with anything.

The payment split

Alef describes flexible payment plans direct from the developer and publishes no percentages or milestones. Unusual for Sharjah, where Arada publishes a full 5/35/60 split.

Per-zone handover

One community-wide date of approximately Q4 2026, described as approximate. With Deem marketed as a final phase, a single date is unlikely to apply to every zone.

Prices for Samr and Deem

Two of the four zones have no published starting price at all, including the larger-format one. Ask for both before deciding Arim is the cheapest way in.

Strong fit for

  • Entry price is the constraint and AED 1.19M is inside your budget.
  • A two-bedroom townhouse is what you want — Dubai barely builds them.
  • An approximate handover date beats no date at all, for you.
  • You are buying to live in rather than to trade before completion.

Look elsewhere if

  • You need to know how large the home is before committing.
  • You need a published payment schedule to plan against.
  • You require freehold title and will not proceed on a usufruct.
  • You want a deep resale market — Sharjah’s is thin.

Alef’s own pages state freehold ownership open to all nationalities. The UAE government portal states that non-GCC nationals in Sharjah acquire a usufruct capped at 100 years in designated areas, subject to the Ruler’s approval, unless a specific project is designated otherwise. We cannot reconcile those two positions from published sources, so get the ownership type for your unit in writing before paying anything.

How much is a Hayyan townhouse?

Alef publishes AED 1.19M for two and three-bedroom townhouses at Arim and AED 1.69M at Alma. It publishes no starting price for Samr or Deem. No unit sizes or plot dimensions are published for any zone.
