Haven was Aldar’s Dubai debut and it sold its first two phases in weeks. Everything about buying here now is a resale question, and Aldar publishes almost nothing that helps you answer it.
What is Haven by Aldar and can you still buy a townhouse there?
Haven is Aldar’s first Dubai residential community, a wellness-led masterplan in Dubailand developed with Dubai Holding, comprising 2,428 residences. Its first phase of 462 homes launched in October 2023 with townhouses from AED 2.5M and villas from AED 3.5M; phases one and two sold out within weeks. Handover is stated as Q3 2027, and buying now means resale.

Verdes by Haven is not a townhouse project
Verdes is an apartment cluster of about 1,050 units within Haven, launched from around AED 990,000. It shares the community name, it appears in Haven searches, and it is sometimes described as a Haven phase in a way that invites the comparison.
That comparison is meaningless. An apartment starting near a million dirhams and a townhouse starting at two and a half million are different products in the same masterplan. If a price for “Haven” looks unexpectedly low, check whether it is Verdes before you do anything else.

Strong fit for
- A published handover date matters to you — few Dubai communities have one.
- You want a 2027 completion rather than a 2029 or 2030 one.
- You are comfortable negotiating with a private seller and paying a premium over launch.
- The wellness masterplan is the reason you are looking, not an accident.
Look elsewhere if
- You want to buy from the developer at a developer price.
- You need cluster-level detail before committing — it is not published.
- You need a payment plan you can read rather than one you inherit.
- You are comparing on headline price, where resale will always look worse than launch.

Is Haven sold out?
Its launched phases are. Aldar announced the first two phases — 786 units of villas and townhouses — sold out in November 2023, generating AED 3.1 billion. That is the developer’s own claim. Later phases and resale stock are the routes in, and neither is priced on Aldar’s site.
How much did Haven townhouses cost at launch?
Aldar’s own launch material gives AED 2.5M for townhouses and AED 3.5M for villas at the October 2023 phase one release of 462 homes. Those are launch prices from nearly three years ago, not current quotes, and any resale price you are shown should be compared against them rather than treated as equivalent.
What are Falls, Ferns, Glade and Oasis?
They are the sub-cluster names used for Haven across property portals. We could not verify them on Aldar’s own pages, which render their content in a way our checks could not read, and portals disagree on how many clusters there are. Treat cluster-specific claims as unconfirmed until Aldar publishes them.
When does Haven hand over?
Aldar’s own press release states Q3 2027 for the first phases, with construction having started in Q2 2024. That is one of the few Dubai handover dates Aldar has put in writing, which makes it more reliable than most dates circulating for its projects.
What is the payment plan at Haven?
Aldar publishes none. A third-party guide reports a 60/40 shape of roughly 5% on booking, 55% across construction and 40% on handover for Haven and Athlon. On a resale you inherit the seller’s remaining instalments, so the number that matters is what is left to pay, not the original plan.
Is Verdes by Haven a townhouse project?
No. Verdes is an apartment cluster of about 1,050 units within Haven, launched from around AED 990,000. It appears in Haven searches and is sometimes described as a townhouse phase; it is not, and its prices should never be compared with townhouse prices.
Haven or Athlon?

What should I check before buying a Haven townhouse on resale?
What the seller paid and when, how much of the payment plan they have completed, what remains due and on what dates, whether the developer will issue an NOC to transfer, the exact cluster and plot, and whether any single-row or park-facing claim is on the masterplan rather than the marketing.
