Sharjah has the cheapest developer-published townhouse prices in the UAE and a completely different ownership framework from Dubai. The second fact matters more than the first.

What off-plan townhouses can you buy in Sharjah?

Sharjah townhouse supply comes from a small group of master developers: Arada, through Masaar, Masaar 2 and Masaar 3, Alef Group at Hayyan, Tilal Properties at Tilal City, and Azizi’s pre-launch Florence. Published starting prices begin around AED 1.57M, the lowest tracked anywhere on this site. But non-GCC buyers do not receive freehold title in Sharjah the way they do in Dubai.

  • Non-GCC foreign nationals hold a usufruct capped at 100 years in designated areas, not freehold, under Executive Council Resolution No. 26 of 2014.
  • Rights are registered with the Sharjah Real Estate Registration Department, not the Dubai Land Department.
  • Several Sharjah developers advertise “freehold for all nationalities”, which sits awkwardly with the official position. Ask which you are actually being sold.

Why some Sharjah projects advertise “freehold for all nationalities”

Two developer pages in this dataset make claims that do not sit comfortably together, and one of them explains the other.

Alef Group’s page for Hayyan advertises freehold ownership available to all nationalities. Arada’s Masaar 3 page labels ownership freehold. Both sit against a government position that non-GCC nationals in Sharjah receive a usufruct capped at 100 years.

Azizi’s page for its Sharjah project resolves the apparent contradiction, and it is worth quoting the substance: ownership type is confirmed at booking, and non-GCC buyers typically receive usufruct rights capped at 100 years unless the Sharjah Executive Council designates that specific project as freehold. So project-level exceptions exist. What follows is that “freehold” in Sharjah marketing is a claim about a particular project, not a general rule, and it is a claim you should ask to see evidence for.

The practical instruction is simple. Before paying anything, ask the developer in writing which right you are acquiring, whether the project carries a specific freehold designation, and confirm that the right will be registered with the Sharjah Real Estate Registration Department. This is a question for a UAE property lawyer, not for a sales floor, and nothing on this page is legal advice.

Sharjah may suit you if

  • You want the lowest entry price for a landed home in the UAE
  • A two-bedroom townhouse is what you need, and Dubai barely builds them
  • You live or work in the northern emirates
  • You have taken advice on what a 100-year usufruct means for your circumstances

Look at Dubai if

  • Freehold title is important to you or to your lender
  • You want a deep resale market with many comparable sales
  • You need four or five bedrooms, which Sharjah builds less of
  • You want to compare a wide field of developers before committing

Sharjah townhouse questions

Can foreigners buy a townhouse in Sharjah?

Yes, but not usually as freehold. The UAE government’s own portal states that non-GCC foreign nationals in Sharjah acquire a usufruct, a right of use for a maximum of 100 years, in areas designated by the Government of Sharjah and subject to the Ruler’s approval. GCC nationals can own freehold in designated areas. Individual buyers must hold valid UAE residency.

Why do Sharjah developers advertise freehold then?

Some do, and it is worth pressing on. Azizi’s own page for its Sharjah project states plainly that non-GCC buyers typically receive a usufruct capped at 100 years unless the Sharjah Executive Council designates that specific project as freehold. So project-level exceptions exist. Get the ownership type you are being granted in writing before paying anything.

Is a 100-year usufruct a problem?

It is a different asset from freehold, not necessarily a worse one, and it is registered and enforceable. What it does affect is resale, financing and inheritance, all of which work differently from Dubai freehold. This is a question for a UAE property lawyer about your circumstances, not a question this site can answer for you.

Which Sharjah communities have off-plan townhouses?

Masaar, Masaar 2 and Masaar 3 by Arada, Hayyan by Alef Group, and the Morooj zone of Tilal City. Azizi Florence in Umm Fannain is at expression-of-interest stage with a planned 6,070 townhouses. How much cheaper is Sharjah than Dubai?

On published starting prices, materially. Masaar 2 publishes two-bedroom townhouses from AED 1.57M against a Dubai floor of roughly AED 1.6M for an Emaar phase and AED 1.7M for the cheapest currently selling Dubai project. The gap widens at larger sizes. The ownership difference is the reason to think carefully rather than simply take the saving.

Who registers a property purchase in Sharjah?

The Sharjah Real Estate Registration Department. It registers usufruct rights for non-GCC buyers rather than issuing freehold title, which is the structural difference from the Dubai Land Department. Registration is what makes the right enforceable, so confirm it has happened.

Do Sharjah developers publish payment plans?

More than Dubai developers do, in some cases. Arada publishes a full split for Masaar 2: 5% down, 35% during construction and 60% on handover. That is a heavily back-loaded structure and the 60% at handover is the number to plan around.
