The Valley is sold in small named phases rather than one release, and Emaar publishes a starting price for most of them. That makes it the most price-transparent townhouse community in Dubai and the easiest one to misread.

What townhouse projects are available in The Valley by Emaar?

Nine phases at The Valley can be confirmed from Emaar’s own pages as three and four-bedroom townhouses: Elora, Lillia, Nima, Venera, Velora, Elva, Vindera, Talia and Orania. Published starting prices run from about AED 1.6M at Elora to AED 3.17M at Vindera. Several other Valley phases are villas or twin villas and are not townhouses at all.

Four of the seven columns are empty for every phase. That is the honest state of Emaar’s published data for this community, and it is why the sizes and dates quoted elsewhere online almost always come from brokers.

Price spread

Why the same townhouse costs AED 1.6M in one phase and AED 3.2M in another

This is the question the phase list raises and no listing answers.

Launch date

Phases released earlier were priced in an earlier market. Elora and Lillia sit at the bottom of the range partly because of when they came out.

Position in the masterplan

Proximity to the town centre, the sports village and the community’s water feature is priced in, phase by phase.

Specification

Later phases are marketed with different facade options and finishes. Whether that justifies the gap is a judgement you can only make with both spec sheets.

What is left

A published starting price is for the cheapest remaining unit type. In a phase that is nearly sold, that figure can be years old and no longer buyable.

Not townhouses

Valley phases that are villas, twin villas or unconfirmed

Emaar’s community page lists roughly two dozen phases. These are the ones that do not belong on a townhouse page, and they are routinely quoted in Valley price round-ups as if they did.

Kaia and Elea are the interesting case: both are priced exactly where the townhouse phases sit, and one industry listing groups them with townhouses. Because a sibling phase in that same grouping turned out to be villas, we will not assert it either way until Emaar does.

Three or four bedrooms

The Valley sells both from the same price

Which makes this community unusually good for testing whether you actually want the fourth room.

Every confirmed Valley townhouse phase offers three and four-bedroom layouts, and Emaar publishes a single starting price per phase rather than one per configuration. So the fourth bedroom is not what moves you up the price ladder here — choosing a later phase is.

The practical consequence: if your budget stretches, spending it on a four-bedroom unit in Elora rather than a three-bedroom in Vindera is a genuine choice between space and position, not a fixed upgrade cost. Ask for both floor plans in the phase you like, and ask what plot each sits on.

The community

What is open, what is being built, what is announced

Emaar publishes a set of named community amenities. Treat every one of them as announced until you can see it built.

Emaar’s community page for The Valley names a town centre, a beach-style feature, a kids’ area, a pocket park and a sports village, with stated areas for each. What the page does not do is say which of them are operational today, and the figures published for the community’s total area appear inconsistently across Emaar’s own pages.

Before you buy into a specific phase, ask the sales team to mark up the masterplan with three labels: open now, under construction, and planned. That single question resolves more uncertainty than any brochure.

Plot position

What to ask for when no plot sizes are published

End and corner units

One shared wall instead of two, more natural light and usually a wider plot. Developers price the difference in, and it is the position that resells most easily.

Middle units

Shared walls on both sides and the smallest plot in the row. This is the entry price into a community, and it is what a headline “from” figure almost always refers to.

Single row

Nothing directly behind the garden — a park, water feature or boundary instead of another home’s back wall. The premium can be significant and it is worth confirming on the masterplan, not the render.

Back to back

Gardens face each other across a boundary wall. Cheaper, and perfectly liveable, but privacy at the rear is the trade-off buyers notice after moving in.

Because Emaar publishes no plot dimensions for any Valley phase, position is something you have to ask about explicitly. Request the plot layout drawing for the specific unit number you are being offered.

How much is a townhouse in The Valley by Emaar?

Emaar’s published starting prices for confirmed townhouse phases run from about AED 1.6M at Elora to AED 3.17M at Vindera, with Lillia at AED 2M, Nima at AED 2.1M, Venera and Velora at AED 2.48M and Elva at AED 2.89M. Two further townhouse phases, Talia and Orania, publish no price at all.

How many townhouse phases does The Valley have?

When do The Valley townhouses hand over?

What payment plan does Emaar offer at The Valley?

None is published on the Valley project pages. Structures reported for other Emaar releases include 10% on booking with 70% across construction and 20% on handover, and an 80/20 split, which gives a sense of the range without telling you what any Valley phase actually offers. Ask for the plan in writing.

Is The Valley a good location?

It sits on the Dubai–Al Ain Road corridor, well outside central Dubai, which is what makes an Emaar-built townhouse available from around AED 1.6M. Emaar publishes a set of community amenities including a town centre, a sports village and a beach-style feature; treat announced amenities as planned until you can see them built.

Which Valley phases are villas rather than townhouses?

Avena, Avena 2, Ovelle, Avelia and Farm Grove are villa phases on Emaar’s own pages, and Rivana is described as twin villas. Their prices, which start well above the townhouse phases, are frequently quoted in Valley round-ups as if they were comparable.

What is the difference between The Valley and DAMAC Lagoons?

Emaar sells The Valley in small phases with published starting prices and no published sizes or dates. DAMAC sells Lagoons as themed clusters with almost nothing published at all, but with clearer bedroom counts and, in two cases, a handover quarter. They are different buying experiences before they are different products.

How this page is built

  • We take project facts from the developer first. Where a developer does not publish a figure, we say so instead of substituting a portal number silently — and where we do use a portal figure, the source chip on the card says which portal and when.
  • A price only appears next to the words “townhouse starting price” when the source ties it to a townhouse. Mixed apartment-and-townhouse releases are labelled as such, because their headline figure is almost always the smallest apartment.
