Method

Why these numbers are different from the ones elsewhere

We label what every number means

A townhouse starting price, a project starting price and a community-wide price are three different things. Conflating them is the most common error in off-plan content, and every figure here carries its scope.

We show what is missing

Where a developer publishes no price, plan or handover date, the page says so and names what is absent. We do not fill gaps with a portal number and present it as the developer’s.

We date everything that moves

Prices, availability and payment plans change. Every market-sensitive figure carries the date we last checked it, and regulatory statements carry the date the law was last reviewed.

We correct in public

When we get something wrong we say what we published, what is correct, and how it happened — on the page and in the corrections log.

What counts as a new project

“New” is the most abused word in off-plan marketing. This separates genuine first releases from relaunches and resale stock.

FAQ

The questions buyers ask first

What is an off-plan townhouse?

A multi-level home sharing at least one wall with a neighbour, bought from the developer before it is built. You pay in instalments across construction rather than all at once, and you are buying a specification and a plot rather than a finished home you can inspect.

Can foreigners buy an off-plan townhouse in the UAE?

Yes, but the rule is different in every emirate and always attaches to a designated area or an approved project rather than the emirate as a whole. Dubai grants freehold in designated areas; Sharjah has allowed all nationalities to own without a time limit in approved development projects since 2022; Abu Dhabi permits ownership inside designated investment zones; Ras Al Khaimah authorises projects individually. Confirm your specific project with the relevant registrar.

How much does an off-plan townhouse cost?

Published starting prices across the tracked dataset run from about AED 1.19M in Sharjah to well above AED 5M for island and golf communities. The figure alone tells you very little: a low “from” price often belongs to an apartment in a mixed release, or to a middle unit on the smallest plot in the row.

What payment plans are common?

Construction-linked plans, 60/40 and 80/20 splits, 1% monthly structures and post-handover plans. Compare them on how much cash you must produce before handover, not on the booking percentage, which is the number developers lead with and the least informative one.

What should I verify before booking?

That the project and its escrow account appear on the Land Department register; the full payment schedule with dates rather than the booking amount; the exact unit and plot rather than a render; what the contract says about delay; and what ownership right you are being granted, in writing.

What is the difference between a first sale and an off-plan resale?

A first sale is bought from the developer at its price on its payment plan. A resale is bought from an existing buyer part-way through that plan: you pay them for their equity, then take over the remaining instalments, subject to a developer NOC. The two cannot be compared on headline price alone.
